House for sale 7+1 • 200 m² without real estate, Mecklenburg-Vorpommern
, Mecklenburg-VorpommernPublic transport 3 minutes of walking • Parking • GarageThe house is designed as a single-family home and, as is customary with captain’s houses, features a ceiling height of approximately 2.70 meters on the ground floor, although some ceilings were lowered by about 10 cm during the major renovation in 1997/98.
The exterior walls consist of a 36 cm thick single-wythe brick cladding, while the interior walls are partly timber-framed and infilled with either clay bricks or clay. On the ground floor, the original wooden plank floors are still preserved in the entrance hall and in the western half of the house; in the eastern half (which contains the sleeping and study rooms) a concrete floor with screed was installed, covered with cork parquet. The ground floor further includes a TV room, a small music room, the kitchen, a shower room, a pantry, as well as a 25 sqm dining room that is open to the kitchen.
An original old wooden staircase—cleaned of various layers of old paint—leads to the upper floor.
On the upper floor, there are two large rooms, a small guest bedroom, a sauna, and a spacious bathroom with a bathtub, shower, WC, and washbasin, as well as a large window in a dormer.
Dändorf is a district of the Baltic seaside resort Dierhagen. The house is located about 300 meters from the Boddenhafen Dändorf, and the Baltic Sea can be reached by bicycle or car in approximately 4 km.
Outbuildings include a garage with an electric roller shutter, a small workshop, a beehive for extracting honey, a covered veranda, a shed for bicycles and tools, a carport, and a large covered wooden storage facility.
Additional facts about this house:
- There is a well in the courtyard that provides abundant water for garden irrigation.
- The total living area is approximately 200 sqm.
- The roof was renovated under the previous owner; the thatched roof was removed and replaced with a roof covered with concrete tiles (around 1992).
- The heating and water installations were completely renewed in 1997, and the heating thermostats were updated again in 2024.
- The front door was replaced in 2005 and repainted by a painter in 2025.
- The current condensing boiler was installed in 2019.
- The electrical system was also renewed in 1997 and, during the installation of the photovoltaic system on the garage roof in 2022, was expanded and adapted. The system delivers 7.8 kW peak and produces between 6,500 and 7,000 kWh of electricity per year.
- The wallbox is installed in the garage; there is a high-voltage connection at the carport, so that a car can also be charged there at 16 A.
- The windows on the upper floor were renewed in 1997 and those on the ground floor in 2011. The large 1.80-meter-high windows on the ground floor were built in larch and repainted several times. The water-repellent coatings were repainted by a painter for the first time in 2025.
- In 2002, a clay oven was self-built in the garden, with which one can bake wonderful bread as well as other specialties.
- In 2006, a heating fireplace with a reheating register with a total output of 16 kW was installed in the TV/living room by the stove installer.
- In 2012, the dining room was added to the kitchen, and in 2017, a basic stove was installed by the stove installer in this extension. Both stoves have been regularly maintained and approved by the chimney sweep.
- The terrace (made of wood, Siberian larch) with a nice brick wall adjoining the neighboring property was completed in 2013.
- In 2014, a greenhouse/tomato house was built, which received a new roof covering in 2025.
- The carport was built in 2018 and has a clearance height of about 2.60 meters, since a 20-foot yacht used to have its winter berth behind the carport.
- A fiber optic connection has been available since 2025.
- Last but not least, the spacious garden, lovingly and meticulously laid out, will make any garden lover’s heart beat faster. Frogs and newts have taken up residence in the small pond, and the fruit from the garden is enough for half the village.
All in all, this house offers a lot of extras and is in a good, well-maintained condition in terms of its structure. Of course, the four of us lived there for almost 30 years, so there are some renovation tasks pending that we would gladly leave to the future owner.
We are selling the house because the children have now moved out and are unlikely to return to Dändorf.
The garden, at over 1,400 sqm, and the house, with 200 sqm of living space, have now become too large for us as we wish to downsize.
The energy performance certificate in no way reflects the actual energy consumption, which is far below the calculated value. We are more than happy to show prospective buyers our energy cost bills from recent years.
We are selling our house exclusively privately; inquiries from real estate agents are therefore pointless and will not be answered.
