"The House Introduces Itself"
I am an architect-designed house built in a closed construction style. My developer had me built at the end of 1969/beginning of 1970 on a plot of about 12x12 m to accommodate his residence and business, as well as his work and his family.
At first, I consisted of a shop (whose rental income covered my ancillary costs from the very beginning), a professional floor, and a spacious duplex apartment on the second and attic floors. In addition, in 1989, an accessory apartment in the attic (approximately 41 m²) was added for the family’s daughter.
In my basement rooms and in the courtyard, many a lively party has taken place – oh, they were so fun.
I am so well maintained and still sufficiently furnished that one can move in immediately and get to know me in daily use, then make changes as needed.
Since my interior walls can be largely repositioned on all floors due to my special structural design, only limited restrictions are imposed on creativity and diverse usage.
The second floor (the lower part of the duplex apartment) and the attic could each be converted into a separate apartment.
The accessory apartment in the attic (about 41 m²) could be transformed into a “student pad.”
I also see myself as quite suitable for multigenerational living. For my older residents, if necessary, an external elevator can be installed at the rear of the building to service all floors.
Each floor has its own entrance via the staircase.
But, of course, the commercial use of my ground floor and first floor is still possible – it should be sustainable when work and family can be under one roof.

Connection
Neukirchen is a district of the town Neukirchen-Vluyn on the left bank of the Lower Rhine, which in recent years has been revitalized. The refurbishment of the town center, known as "the village," is largely complete. New stores have joined the already existing retail establishments within walking distance.
Larger cities such as Moers, Krefeld, Kamp-Lintfort, Duisburg, Düsseldorf, and Cologne – as well as the Netherlands (for example, Venlo) – are easily accessible via the well-connected A40 and A57 motorways. The bus stops for public transport lines 912 and 929 are located right at the door. Over the Hülsdonker Bridge, you can bike to Moers in just a few minutes.

Daily Needs
In the center of Neukirchen, right at your doorstep, you will find a fully equipped infrastructure offering the best possible local supply.
Immediately to the right is Optik Engelke, for a clear view of things. To the left is Haar-Studio SH. Just across the street, you will find shopping options like Edeka, Rossmann, Neukirchen Bookstore, and a pharmacy/medical center. Directly opposite, you can purchase regional products every Thursday on the farmers’ market.
Furthermore, the village and its surroundings offer cafés, restaurants, snack bars, bakeries, hairdressers, a post office, a bike shop, a travel agency, a specialist kitchen store, gas stations, as well as doctors, physiotherapy facilities, a veterinary clinic, and Aldi.
The Sparkasse and Volksbank are also within walking distance. The weekly market takes place on Grafschafter Platz (400 m away) every Friday. The toom DIY store and Krämer are only 3.6 km away.
There are hospitals in Moers and Kamp-Lintfort, and for seniors, there are two retirement homes in the town, both with day care facilities.
Next Generation
For families with children, playgrounds, kindergartens, primary schools, and secondary schools are easily accessible. The Hochschule Rein-Waal in Kamp-Lintfort is 8.3 km away, and the University of Duisburg-Essen is 28 km away.
Leisure/Culture
The leisure and cultural offerings are extensive with facilities such as fitness studios, a dance school, an indoor tennis hall, a swimming hall, golf courses, an equestrian center, Klinger Huf, and the new sports field. The typical Lower Rhine surroundings invite you for strolls and cycling trips.
The summer, autumn, and Christmas markets in the village, events throughout the year at Halde Norddeutschland, at the “Bindestrich” (the newly developed mining park), and in Kamp-Lintfort at Kloster Kamp are just a few examples of the cultural offerings in the area.
My Features
or rather, what I find worth mentioning about myself:
– Easy-to-maintain facade, predominantly made of clinker (anthracite, as is trendy), partly adorned with marble
– Marble floors and stairs in the staircase
– Tiled walls in the staircase (also easy to maintain and robust)
– Renewal of the door system, including a camera, in 2015
– Window frames: aluminum on the outside and wood on the inside
– The window panes were replaced to improve the thermal transmittance coefficient
– 3 garages and 2 parking spaces in the courtyard
– Balcony and terrace with a view of greenery despite the central location
