We are renting out an apartment that is completely newly finished and furnished to a high standard in a fully renovated and modernized building. Here, you can enjoy modern living comfort in a stylish ambiance – with a special highlight: a large, 75 m² private garden that is directly accessible from the apartment.

Since I unfortunately cannot indicate it differently here, I would like to list the exact cost breakdown:

The rent of €970 includes all incurred costs (ultra-fast internet, sweep service, insurance costs, garbage, etc.). For gas, electricity, and water, you will make an advance payment for utilities of €90 per month, and consumption will then be billed at regular intervals. Thus, the all-inclusive warm rent amounts to €1,060.

Conveniently located within walking distance are shopping opportunities – everyday convenience stores, the Cannstatter Carré, Bad Cannstatt train station, the Wasen grounds, the stadium, and the Neckar river.

You can conveniently do your laundry in the basement in a coin-operated washing machine and dryer.

In front of the building there are seating areas and a storage area for bicycles (even covered under the balcony).

The apartment is ideal for young professionals just starting out or students nearing the end of their studies who appreciate a well-kept, quiet, and modern living environment, are considerate in community life, and tidy at home.

Smoking in the apartment is not permitted. No pets are allowed.

- Shopping facilities are just around the corner (Netto, bakery, pizzeria, Aldi, döner shop, pharmacy, bank, ...)

- Bad Cannstatt train station is reachable on foot within a few minutes.

- The Cannstatter Carré is right around the corner.

- The new Veielbrunnenpark is right around the corner (the outdoor gym is only about 50 m from the apartment).

- The Neckar River with the Neckar cycle path invites you to go jogging and cycling.

- The Wasen grounds and the stadium are reachable on foot in a few minutes.

One important note regarding the handover of the apartment upon move-out: We want everything to be perfectly clean when a new roommate moves in. Therefore, your room will be professionally cleaned after the previous tenant moves out. Due to previous bad experiences with the cleanliness of the shared apartment upon move-out, we have agreed on the following: Your room and the common areas will be handed over swept and tidied. A cleaning service will then perfectly clean everything. A flat fee of €150 will be charged for this. It may sound harsh, but experience has shown that there are always people who do not know how to use a cleaning cloth, and in any case the new tenant will get a clean room :-)

The apartment is furnished and is therefore only rented to non-smokers without pets.
