The unique residential building "Haus Sissi" was constructed in Bavarian style with a typical balcony and terrace adorned with numerous wooden panels. In the entrance area, the house was outfitted with beautifully decorated forged iron window grilles and handrails. The house comprises a representative entrance hall with a spiral staircase, a living room, a dining room, a kitchen with a bay window, 3 bedrooms, a full bathroom, 2 guest toilets, a pantry, a balcony, and a terrace.

Immediately to the left of the house is a double garage with additional parking spaces in front. The garage features an electrically operated swing door with a remote control and is accessible via a side door in front of the entrance under a canopy.

Furthermore, the basement contains the following ancillary rooms: a utility room, a hallway, a heating room, and a large work or workshop space under the garage. The garden is available for the tenant’s use and is complemented by a tool shed.

The house, built on a hillside, is located on a quiet outskirts of Frauenzell with expansive views of the pre-Alpine region. A restaurant and a farm shop with a bakery can be reached on foot.

1. Living Room

The living room is entirely fitted in the so-called classical style with furniture specially manufactured for this room. The fronts are made in a frame-fill design with a line lacquered surface and feature delicate sticks covered in leaf gold. The hand-spattered ceiling is surrounded by a multi-profiled ceiling trim with integrated ceiling spotlights. The living room floor is equipped with maple parquet.

2. Dining Room

The dining room is furnished with a built-in corner bench made from solid spruce with a table and 4 chairs, a corner display cabinet, and a stove bench, all crafted by a master carpenter. The surfaces are stained with natural spruce and finished with a matte lacquer. A beautiful tiled stove on the opposite side, adorned with hand-painted decorations, provides cozy warmth. The tiled stove is heated from the basement. The room is further enhanced by an elaborately designed coffered ceiling, also a carpenter’s execution in spruce.

3. Kitchen

The fitted kitchen with a dining area in the bay window was custom-made and installed by a carpenter. The wood used is naturally lacquered Weymouth pine. The fronts are crafted in a frame-fill design with specially selected wood inlays. The countertop is made of natural marble. The dining bay with a curved bench and round table is also made of Weymouth pine. Together with the wooden ceiling, the grooved beams with carved embellishments, and the carved rosette, the dining bay forms a unique ensemble.

4. Bedroom

The built-in, white lacquered bedroom furniture is custom-made and optimally integrated into the sloping roof.

The in-law apartment in the basement with its own access via a staircase at the front of the house is also rented.

Contract details: Indefinite rental agreement with rent adjustments based on an average inflation rate of 3%.

The price for the double garage (€100) is not included in the base rent.
